Getting started

Is a "one-stop" HNW solution one firm doing everything?

No. It means one entry point through which several licensed professionals work from the same family facts. Insurance advice comes from a financial adviser representative or insurer, accounts from a bank, trusts from a licensed trust company or lawyer, and tax opinions from a tax adviser. MoneySense notes that only firms and individuals authorised by MAS may give advice on investment and life insurance products, and both can be checked on the MAS directories (updated 14 September 2026).

Which section should a family start with?

Usually residency and tax facts first, then the holding structure, then accounts, and only then insurance, investments and succession documents. Tax residence decides tax outcomes and where accounts are reported under CRS; changing a policy owner or account name later can mean transfers, re-underwriting or tax cost; and account opening needs a complete source-of-funds trail. Wills and lasting powers of attorney can be signed early and in parallel.

How wealthy must a family be to need a family office, trust or premium financing?

There is no single threshold; each tool has its own public requirements. New 13O awards from 1 August 2026 need at least S$20 million in designated investments (MAS, 31 July 2026), and DBS Private Bank publicly cites investible assets above US$5 million (checked 23 October 2026). Wills and trusts have no asset minimum. Where wealth is mainly a home or an operating business, a simple structure is often enough.

Insurance and premium financing

What does high-sum-assured life insurance do in an HNW plan?

It provides certain cash at death or other key events, for estate and share-transfer liquidity, income replacement and directing money to named people through nominations or trusts. It is not a substitute for an investment portfolio. MoneySense advises considering universal life only if you can pay the premium without borrowing (28 September 2026).

How much of a large policy does the Policy Owners' Protection Scheme cover?

Only a limited amount. SDIC caps aggregated guaranteed sums assured at S$500,000 and guaranteed surrender values at S$100,000 per life assured per insurer, and benefits linked directly to the value of underlying assets are excluded (checked 22 October 2026). Anything above that depends on the insurer's own financial strength.

What happens under premium financing if rates rise or the policy value falls?

You may have to repay part or all of the loan, or lose the policy. MoneySense says the lender may ask for a lump sum if the policy's cash value falls below the loan, and can surrender the policy to recover what is owed if repayments are missed. Loans usually float over benchmarks such as SORA or SOFR. Stress-test both higher rates and lower policy values before committing.

Does premium financing affect my insurance nomination?

Yes. LIA's 2026 guide states that under a revocable nomination "the assignment of your policy will revoke your nomination". Under a trust nomination, the guide says assignment is not allowed unless the nomination is revoked, and revocation needs the written consent of all nominees aged 18 or over (for a minor, a parent or guardian, or a trustee, who is not the policy owner). After the loan is repaid and the assignment released, make a fresh nomination.

Can any policy be used for premium financing, and how does Hong Kong differ?

No. Lenders decide case by case; Bank of Singapore's website, for example, limits its premium financing to single-premium and fully paid-up policies. Hong Kong regulates premium financing specifically: IA and HKMA circulars of 1 April 2022 introduced an Important Facts Statement and affordability checks from 1 January 2023. No equivalent dedicated MAS circular was found for Singapore.

Private banking

What are typical private banking thresholds in Singapore?

There is no regulatory minimum; banks set their own. Public examples checked on 23 October 2026: DBS Treasures from S$350,000 in investible assets, Treasures Private Client above S$1.5 million, DBS Private Bank above US$5 million, and Bank of Singapore at least US$5 million. These are bank website figures only and may change.

How do Lombard loan margin calls work?

A Lombard loan is credit secured on an investment portfolio. Under HSBC Singapore's terms effective 30 April 2025, the net margin ratio must stay at or above 100%; between 80% and 100% the client has 60 calendar days to restore it, between 60% and 80% five business days, and at or below 60% the bank may sell collateral, even without a prior margin call notice. Other banks' terms differ.

Are private bank deposits covered by deposit insurance?

Partly. SDIC covers eligible Singapore-dollar deposits up to S$100,000 per depositor per member institution; foreign-currency deposits, structured deposits and investment products are not covered (checked 22 October 2026). Securities held in custody are not deposits, so their risk depends on market prices and custody arrangements.

Family offices

What are the main 13O and 13U conditions from 2026?

For new awards from 1 August 2026, 13O/13OA funds need at least S$20 million in designated investments at application and at the end of each basis period, and at least two investment professionals, one of whom is not a family member; 13U needs S$50 million and three. Both require a private banking account with an MAS-licensed financial institution, plus capital-deployment and tiered local-spending conditions (MAS, 31 July 2026).

What does the 2026 single family office framework require, and does it give residence?

From 15 June 2026, qualifying single family offices must notify MAS, keep an account with an MAS-licensed bank and file a simple annual return; existing ones have until 15 June 2027 (MAS). A family office does not confer residence. Family office principals under the Global Investor Programme may only choose Option C: a single family office with at least S$200 million in assets under management, with at least S$50 million transferred into and held in Singapore at Approval-in-Principle, deployed in EDB specified investments within 12 months of final approval and maintained for the life of the re-entry permit (EDB, 5 May 2025). Meeting criteria is not approval.

Succession, tax and CRS

If I have insurance nominations, do I still need a will?

Yes. A nomination deals only with that policy; bank accounts, shares and property still need a will or trust, and CPF savings are not covered by a will. A Singapore will requires the testator to be at least 21 and to sign before two witnesses over 21 who are not beneficiaries or their spouses (Wills Act; MoneySense, 22 April 2026).

Does an Employment Pass or PR make me a Singapore tax resident?

Not automatically. For foreigners, IRAS generally treats you as resident if you stayed or worked in Singapore for at least 183 days in the preceding calendar year, or under its three-year and cross-year rules. Your previous home country may still regard you as resident, so obtain tax advice in both jurisdictions. The top Singapore personal income tax rate is 24% from YA 2024 (IRAS).

Can a trust or company help me avoid CRS reporting?

No. Cash-value insurance contracts and bank accounts are reportable financial accounts, and for entity accounts financial institutions must identify controlling persons, who may then be reported (IRAS CRS e-Tax Guide, 11 August 2026). Structures serve governance and distribution; they do not change reporting obligations. Keep self-certifications and controlling-person details accurate and up to date.
